Apartment Rental Rules : 

1. A booking request or signing of rental agreement constitutes acceptance of all House Rules in their entirely and complete acknowledgement of listing description from all tenant/guests on the reservation.

 

2. The Tenant/Guest names on the rental agreement/reservation must match the guests' government-issued travel documents/picture IDs. The host and/or host's designated agent reserves the right to verify all tenant/guests' valid unexpired government-issued picture IDs at the time of check-in and any time during the tenant/guest's stay to make sure information provided to the host on the reservation is valid for safety reasons.

 

3. Only the tenant/guest on the reservation may have key/s to the designated apartment unit. Tenant/Guest may not share the key with anyone else outside the reservation. There will be only one set of keys provided for guests. Guests will be charged Rp. 1,000,000 for the lost key to cover the fees of police report and key replacement, for security of future tenants, we will replace the whole set of lock/s, including gate padlock. 

 

4. No additional guests without Apartment-owner's prior approval (including any visitors) over the number of guests stated on the reservation. Un-authorized or undisclosed guests/ visitors that try to enter the property even temporarily, will be turned away.

Tenant/guests may NOT sublet the property. There are cameras installed on our neighbour's property pointing towards the unit for monitoring the road/driveway/entrance conditions.

No BUSINESS ACTIVITIES should be conducted within the premise and common area, e.g. yoga classes, pod-cast, conferences of large scale with noises disturbing other tenant/guests. Any illegal activities conducted without license will be reported to the authority as Avino will not constitute in assisting any kind of crime or tax-invading activities. 

 

If a guest plans to bring an infant or a child to the premises, it must be disclosed to the host BEFORE booking or signing rental agreement. The host incurs additional expenses hosting infants and children. Therefore, guests must include all children in the adult guest count rather than in the child guest count. 

This entire property is not entirely infant or child proof, tenants/guests are required to mind and tend to their children respectively at all times. Especially gas stove and other kitchen equiptment, balcony, stairs, swimming pool and other unimaginable dangers.

 

5. NO PETS allowed inside or outside, even temporary, for your own pets' safety and for prudent prevention of accidents and injuries. Please refrain from bringing any assistance animals on the premises. The premise includes a shared space and an assistance animal would create a health and/or safety hazard to the guest and the host (e.g. allergies and animals who are unable to share space with other animals due to a safety concern), so the host is not required to accept guests with assistance animals.

 

6. This is a smoke free, drug free and alcohol-free property. If you choose to take any of these substances, altering or enhancing your reality, experience or emotional state, this property is not for you. NO SMOKING OF ANY KIND including cigarettes, marijuana, vaping/e-cigarettes inside or outside.

 

7. Guests shall always take off their shoes when entering the home to prevent scratching the floors with granite stones or pebbles stuck to the soles, as well as sticky tree sap, dirt, water and snow, which might turn into a slipping hazard on polished floors. Guests may not track sand or dirt (including germs from public bathrooms) into the house, and are welcome to bring soft slippers to wear inside for sanitary purposes especially during pandemic.

 

8. Guests shall report IN WRITING any issues with their check-in or any problems on the premises, including broken or malfunctioning items and matters that require host's attention, within an hour of check-in. Please contact the host, so the host could try to remedy the situation.

 

9. Quiet time at the property is 10PM - 9AM (including holidays and celebrations) for all guests without exceptions. Loud music, being noisy or inconsiderate to the neighbours or the owner outside or inside is completely uncalled for at this property, during any part of the day or night. We love and respect our friendly neighbours who are full time residents of well-known peaceful Bali society and enjoy peace and tranquility of the community. 

 

10. Guests assume all risks and liability in connection with occupancy of the property, including, but not limited to use of driveway, stairs, decks and railing, doors, sinks, toilet, shower, common area furnitures, swimming pool, tempered glass barrier on the rooftop, and other appliances. Guests assume all responsibility, risks and liability for activities related on the premises.

 

11. If liquid or dangerous chemicals is spilled on the furnitures and floor, or sand particles get stuck in the washing machine, take extra caution and clean up immediately. 

 

12. Please refrain from wearing strong cologne on the premises. Not everyone likes it and the host/cleaner/new guests will not appreciate the scent of strong cologne lingering for hours after you depart.

 

13. We ask guests to be courteous, gentle and extremely caring on the premises. Don't slam or bang doors shut. Instead, gently open or close them, without unnecessary noise that disturbs peace.

 

14. Please always make sure the toilet tank actually stops running after it flushes and the valve is not stuck or jammed, to prevent unnecessary water loss or flooding. Don't slam on the flushing lever, be gentle and mindful. Contact the house-keeper if it's not functional.

 

15. Guests may not flush any wet wipes or feminine products down the toilet (even "flushable" brands). They belong in the garbage bin, instead of plumbing pipes.

 

16. Guests may not throw hard objects or peels into the sink garbage disposal. They belong in the garbage bin, instead of plumbing pipes.

 

17. Please clean up after yourself, do dishes right away and stack them on the kitchen counter, clean the appliances, including inside the stove, dispose of trash in appropriate garbage bin. Do not store any trash outside, wild animals will make a mess out of it, specially rats and dogs, guaranteed. Guests are welcome to leave the trash bag outside at the garbage collection area near the main entrance. 

 

18. Promptly turn off lights and water, close and lock all doors and windows to prevent rain water or mosquitos to hide during the day and these bugs will not hesitate to disturb your sleep during the night. 

 

19. Conserve electricity, gas, water, and be mindful of the environment at all times. Since you will be responsible in paying for all these utilities. Re-ordering of drinking water and gas can be assisted by the housekeeping. Please bear in mind that it might take a few hours for the replacement delivery to arrive. 

 

20. Property owner and/or designated agents may enter the property for repairs, scheduled cleaning according to rental agreement or booking condition, problem remediation with a knock on the door. 

 

21. If you need help finding the items you need in the house, please text the host or ask our housekeeper with your question instead of getting frustrated on your own. The host will gladly help you find what you are looking for or will let you know if it is not on the premises. And we will glad to provide you the information of which store or location you could find. As we understand that each person has their own personal preference and living habits and products from their own country which might not be easily available in Bali. 

 

22. For guests with 0-3 reviews, first time Airbnb users or guests that have negative reviews, we will be requesting a $300 refundable deposit wired via Airbnb right after confirmed booking to make sure guests abide by our House Rules and no issues occur on the property.

23. Guest with children are required to inform the host in advance as not to upset other guests in the vicinity, Avino will not accept guest with multiple children (more than one) of below 5 years of age due to multiple incidents with unruly guests/parents in the past. We are committed to protect the sanity of the community within Avino so as not to allow any chances of confrontation, brawl, panic attack, physical injuries or fights in between guests. This is simply a safety precaution, no other negative or judgemental preposition intended. 

 

*** Guests will be charged if there is anything broken, damaged or missing without host's approval, or if the host has to pay for additional cleaning services out of the norm or replace any property after the guests leave. This includes, but not limited to: replacing the key lock; deep cleaning/replacing curtains/carpet/replacing matrasses and toppers; handling any vomit/blood/beverage/food stains anywhere on the premises; cleaning/replacing bedding/linen soiled with blood, body fluids, secretions, or excretions regardless of source; cleaning appliances, trash cans, cookware or dishes; remediating water on the premises from windows/doors left open or from sink/shower/toilet running/overflowing; smoke on the property; excessive amounts of garbage not fitting in the can or trash/food left outside overnight and scattered on the property by wild animals. Primary tenant/guest booking the property through any booking platform shall be the responsible party.

As you checked-in within Avino's premise. We will try our best to ensure the security of your property during your stay. 

 

Security enhancement steps we implement are as follow, however, we will deeply appreciate your best collaboration in securing your own personal items or property the best you could. As crimes do come in many un-expected ways in Bali.

 

  1. Short circuit (CCTV) within the apartment's surrounding but NOT within the apartment unit, for example, on the roof, by the entrance, the stairways and the wall facing the banana field. This is to ensure collection of proof of forced entries from the neighbouring area to assist the law enforcement personnel in case of theft or robbery or at least deter the intention of crime. We ensure no cameras are installed within your rented room or apartment. 

  2. Security guards or our personnel will be guarding the property during night time.  

  3. Entrance to apartments are secured with locks which could be opened only by destined keys. You are required to secure these locks before you leave your apartment. 

  4. Avino will not be responsible for any losses occurred from any crime arises from negligence of tenant/guests to lock the rented unit, nor the crime arises upon all the prevention implemented. (For instance, unimaginable- large scale gang robbery, while Avino’s staff can’t prevent or suffer from harm in the process of fighting the crime). Avino will assist and corporate with the local authority or law enforcement to solve the crime and retrieve or minimise losses of the tenant/guests.
